About Vault Leads

Built by an investor who got tired of bad leads.

Vault Leads exists because the lead-buying experience was broken. Investors paying real money for raw form-fills, sold to five other buyers, with no qualification and no recourse. We're fixing that.

Why this exists.

Vault Leads is a Ground Up Equity LLC business — a real estate operations company running active wholesale acquisitions across multiple U.S. markets. We've spent years on the buying side of the lead market: paying for shared, unqualified, aged form-fills sold to four other investors. We know what bad leads look like because we've worked them.

We also know what good leads look like — because we've built our internal acquisition process around qualifying every contact we touch. The conversations our team has with sellers, the verifications we run, the structured notes we capture: that became the model for Vault Leads.

We started selling our out-of-market leads (properties outside our active acquisition zones) to a small group of investors in 2026. Their close rates were significantly higher than what they'd been getting from traditional PPL agencies. The product worked. So we made it available more broadly.

Operators selling to operators.

Vault Leads is operated by Ground Up Equity LLC, an active real estate investment company headquartered in Norfolk, Virginia. We run direct-to-seller acquisitions in Hampton Roads and Richmond, Virginia, with a multi-market acquisition pipeline beyond. Every lead we sell comes from the same advertising channels and the same qualification standards we apply to our own deals.

This matters because we're not a marketing agency selling leads as a side hustle. We're operators who happen to generate excess inventory in markets we don't operate in — and we'd rather see those leads close in the hands of an active investor than sit in our pipeline.

What We Believe

Honest tier grading is the entire product.

If our Tier 1 isn't actually Tier 1, our buyers stop buying. We'd rather demote a good lead to Tier 2 than sell a soft Tier 1 and lose your trust.

Exclusivity is non-negotiable.

Tier 1 and Tier 2 leads go to one buyer. Period. We don't run a turnstile where everyone calls the same seller and the fastest dialer wins.

Speed wins, but quality holds.

We pick up the phone in 60 seconds. We close the qualifying call in 3 days. After that, the lead drops a tier — because aged leads aren't premium leads, no matter how motivated the seller is.
