Process

Every lead earns its tier.

Here's exactly what happens between a seller filling out a form and a qualified lead landing in your CRM.

  1. Form-fill captured

Sellers submit forms on our active Facebook and Google ad campaigns across the U.S. (excluding our in-house markets in Hampton Roads and Richmond, VA). Forms include consent for follow-up by phone, SMS, and email.

  2. Qualifier dials within 60 seconds

Our qualifier picks up the phone within 60 seconds of the form submission. The call opens with a recording disclosure, then moves into structured discovery covering motivation, timeline, ownership, MLS listing status, equity position, openness to creative finance, and property condition.

  3. Manual verification mid-call

While the qualifier is on the call, they're cross-checking what the seller says against public records: ownership against the county assessor, listing status against Zillow and Realtor.com, property characteristics against MLS history. We verify in real time — not after the fact.

  4. Tier assignment

After the call, the qualifier assigns the lead to Tier 1, Tier 2, or rejects it based on documented criteria. Every assignment is supported by the call recording, structured notes, and the qualifier's narrative summary.

  5. Delivery to your CRM

Tier 1 and Tier 2 leads are delivered to your CRM via webhook within minutes of qualification. Each delivery includes seller contact info, full property data, motivation profile, deadline driver, ownership status, equity estimate, condition notes, qualifier narrative, and the call recording.

Speed Matters

Fresh leads or no Tier 1.

If we don't complete a qualifying call within 3 days of the form submission, the lead caps at Tier 2 — even if every other criterion would have made it Tier 1. We refuse to sell stale leads as premium leads. You're getting freshness as part of what makes Tier 1 worth the price.

What's In Each Lead

Everything you need. Nothing you don't.

Every Tier 1 and Tier 2 lead delivers the following directly to your CRM:

  • Seller name, phone, email
  • Property address, type, beds, baths, square footage, year built
  • Estimated value, mortgage balance, equity percentage
  • Primary motivation reason and specific deadline driver (when applicable)
  • Stated timeline and flexibility
  • Ownership confirmation (full / partial / executor / etc.)
  • MLS listing status verified during the call
  • Property condition and major issues
  • Occupancy status (owner, tenant, vacant)
  • Openness to creative finance options
  • Whether they're talking to other investors
  • Qualifier's narrative summary
  • The full call recording (signed pre-link, 7-day expiry, available for download)

Returns

48-hour return window. No questions asked on verifiable failures.

If a lead's phone number is disconnected, the contact is verified not to be the owner, the property doesn't exist, or the lead is duplicate in your CRM — submit a return within 48 hours and we'll auto-refund your account. We don't refund for the seller changing their mind, lowballed offers, or your own follow-up gaps. Returns are about lead quality, not deal outcomes.
