How is Vault Leads different from other lead-gen companies?

Most PPL companies sell raw form-fills with no qualification, often shared across multiple buyers. Vault Leads runs every Tier 1 and Tier 2 lead through a live qualifying call, verifies ownership and equity through public records, checks MLS status during the call, and delivers exclusively to one buyer. Lower volume, much higher quality, pricing reflects that.

What does 'qualified' actually mean?

A live phone call by our qualifier covering motivation, timeline, ownership confirmation, MLS verification (cross-checked against Zillow and Realtor.com during the call), equity discussion, openness to creative finance, and property condition. Plus a recorded call and structured notes. Not a checkbox — a real conversation.

Are leads exclusive?

Yes. Tier 1 and Tier 2 leads go to one buyer only. We never re-sell a lead to a second buyer. Tier 3 form-fills (cheaper, no qualifying call) may be sold to up to 3 buyers — but you'll know that at delivery.

What's the 3-day rule?

If we don't complete the qualifying call within 3 days of the form fill, the lead caps at Tier 2 even if every other Tier 1 criterion is met. Stale leads aren't premium leads. Buyers paying $300-450 expect freshness as part of the value.

What markets do you cover?

We sell leads from advertising campaigns running across the U.S. We exclude leads from Hampton Roads, VA and Richmond City, VA — those stay with our internal acquisition team. Discovery call is the right place to confirm coverage in your specific markets.

How fast are leads delivered?

After qualification completes, leads are delivered to your CRM within minutes via webhook. Median time from qualifier-completion to your-CRM is under 60 seconds in most cases.

What CRMs do you integrate with?

Any CRM that accepts inbound webhooks (REI Reply, Podio, Investorfuse, GoHighLevel, HubSpot, Salesforce, Follow Up Boss, custom systems). If your CRM doesn't have a webhook endpoint, we can deliver via formatted email instead. We'll set this up during onboarding.

What's the return policy?

48-hour return window for Tier 1 and Tier 2 leads, 24 hours for Tier 3. Auto-refund (to your prepaid balance) for verifiable issues: phone disconnected, person isn't the owner, property doesn't exist, duplicate in your CRM. We don't refund for the seller changing their mind, your offer being too low, or follow-up gaps. Returns are about lead quality, not deal outcomes.

What happens if my return rate is high?

Above 20% in any 30-day window we'll pause your account and reach out for a conversation. Above 40% triggers automatic suspension pending review. Most buyers run 5-10% return rates, which is healthy.

How do payments work?

Prepaid balance funded via Stripe. Card or ACH. Lead price is deducted at delivery. You set daily and monthly volume caps so you don't blow your budget on a single big day. Auto-topup is optional.

Is there a minimum commitment?

No subscriptions, no monthly minimums. You fund what you want, leads deduct from your balance, you can pause or close your account anytime. Buyer-friendly by design.

What's the application process?

Book a 45-minute discovery call. We talk through your business — markets, deal flow, buy box, exit strategies, CRM, current lead sources — and decide together if Vault Leads is a fit. If yes, we e-sign a Lead Purchase Agreement, you fund your balance, and leads start flowing within 24 hours.

Why a discovery call instead of self-serve signup?

Because Tier 1 leads at $300-450 require fit. We've seen buyers pay premium prices for leads that don't match their markets, ARV range, or operational capacity — and then blame the leads. The discovery call is where we configure your account so the leads you receive actually convert.

What about TCPA compliance?

Every lead in our system has signed express written consent for contact by phone, SMS, email, and prerecorded messages — for both us AND our investor partner network. Compliance is built in from the form-fill consent language forward. Your compliance once you receive a lead is your responsibility, but you're starting from a clean slate.
