Vault Leads is a service of Ground Up Equity LLC (“Company,” “Vault Leads,” “we,” “our,” or “us”). We respect your privacy and are committed to being transparent about how we collect, use, share, and protect your personal information. This Privacy Policy explains our practices for information collected through our websites (including vaultleads.io and any related domains), online forms, advertising landing pages, Facebook Lead Ads, Google Lead Form Extensions, phone calls, text messages, and any other point of contact with us (collectively, the “Services”).
By using our Services or providing your information to us, you agree to the practices described in this Privacy Policy.
2. Information We Collect

- Property information: property address, condition, ownership status, mortgage details, occupancy status, reason for selling, desired timeline

4. Lead Sharing With Investor Partners
This section discloses how and when we share your information with third-party real estate investors. Please read carefully.
Ground Up Equity LLC operates a real estate investment business and a lead distribution business known as Vault Leads. When you submit your information through our forms, advertising, or other Services, we may share your information with our network of vetted real estate investor partners and affiliates through the Vault Leads service so they may contact you about purchasing or financing your property.
Information Shared
When we share your information with an investor partner, we may share the following:
- Your name and contact information (phone, email)
- The property address and details you provided
- Information you shared about your situation, motivation, and timeline
- Property data we have collected from public records and data enrichment sources
- The timestamp, source, and consent record associated with your inquiry
Who Receives Your Information
Our investor partners are independent real estate investors, wholesalers, fix-and-flip operators, rental investors, and similar real estate businesses. They are not employees or agents of Ground Up Equity LLC. We require all investor partners to:
- Sign a Lead Purchase Agreement that includes obligations regarding consumer privacy, opt-outs, and TCPA compliance
- Honor any opt-out request you make to them or to us
- Use your information solely for the purpose of contacting you about your property
- Not resell or further redistribute your information
Geographic Routing
Property leads from certain geographic areas (specifically Hampton Roads, VA and Richmond City, VA) are retained by Ground Up Equity LLC for direct acquisition. Leads from all other geographic areas may be shared with our investor partners through the Vault Leads service.
Your Right to Opt Out of Lead Sharing
You may opt out of having your information shared with investor partners at any time by contacting us at the addresses in Section 12. If your information has already been shared with an investor partner, we will notify that partner of your opt-out request within ten business days of receiving it. Note that the investor partner may retain a record of having received your information, but will be required to cease further outreach.
5. Other Categories of Information Sharing
In addition to investor partners, we may share information with:
- Service providers: CRM platforms (GoHighLevel/OfferBolt), telephony providers (Twilio, VAPI), email service providers (SendGrid), data enrichment providers (BatchLeads, ATTOM, DataTree), analytics providers, and similar vendors who process information on our behalf
- Affiliated businesses: Noirè Capital Lending and other businesses owned or operated by the principals of Ground Up Equity LLC, where relevant to your inquiry
- Legal and regulatory: Government agencies, courts, or other parties when required by law, subpoena, or to protect our legal rights
- Business transfers: In the event of a merger, acquisition, or sale of all or part of our business
We do not sell your personal information to third parties for unrelated marketing purposes. Sharing with investor partners as described in Section 4 is the only “sale” of personal information under some state laws, and is disclosed accordingly.
6. Communications and Consent
By submitting your information through any of our forms or contact points, you provide express written consent under the Telephone Consumer Protection Act (TCPA) and applicable state laws to be contacted by Ground Up Equity LLC and its investor partners by:
- Phone calls, including those made using automated telephone dialing systems and prerecorded or artificial voice messages
- Text messages (SMS), including those sent via automated systems
Consent is not a condition of any purchase or service. Standard message and data rates may apply. You may opt out of text messages at any time by replying STOP. You may opt out of phone calls by asking to be removed from our list. You may opt out of email by clicking the unsubscribe link or contacting us directly.
7. Data Retention
We retain your information for as long as necessary to fulfill the purposes described in this Privacy Policy, comply with legal obligations, resolve disputes, and enforce our agreements. Consent records are retained for a minimum of four years to comply with the TCPA statute of limitations. Lead and transaction records may be retained longer for tax, accounting, and audit purposes.
8. Data Security
We implement reasonable administrative, technical, and physical safeguards to protect your information from unauthorized access, disclosure, alteration, or destruction. However, no method of transmission or storage is completely secure, and we cannot guarantee absolute security.
9. Cookies and Tracking Technologies
Our websites and landing pages use cookies, pixels (including the Facebook Pixel and Google Tag), and similar technologies to operate the site, analyze performance, deliver advertising, and measure ad effectiveness.
